Our Lettings Services



We have experienced letting staff to answer all of your enquiries whether you are looking to rent a property or find a tenant for your property.

We offer both a let only service where we search for a suitable tenant or a fully managed service where we will collect rents, make regular visits to the property and deal with any issues that the tenants may have.

We are members of The Property Ombudsman scheme and the Deposit Protection Service.

Tenant Fees



Here at Paul Mason Associates we are transparent with any initial charges/deposits applicable to tenants which are linked to an application for a tenancy, these can be found below:

·  Holding Deposit - 1 week’s rent (calculated at Monthly Rent x 12 divided by 52) payable at commencement of the application process. Please feel free to call us for more information on the terms and conditions in respect of the holding deposit. 

·  Security Deposit - 6 week's rent - usually payable 3 days prior to the tenancy commencement date. Please feel free to call us for more information on the terms and conditions in respect of the security deposit.
 
These charges incorporate all related costs of processing an application for a tenancy (including referencing). At any time during the application process should tenants decide not to proceed, or fail referencing due to incorrect information being given at application stage, then the holding deposit is non refundable unless agreed otherwise by the agent. However, if a landlord withdraws prior to tenancy commencement any deposits will be refunded to the tenants.

Fees applying to all new tenancies from 1st June 2019

We will charge a tenant the following:

A holding deposit of no more than one weeks rent
A security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year
The rent
We may charge a tenant the following default fees/payments:

Default fee for late payment of rent (after 14 days)
Reasonable charges for lost keys or security fobs
Payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant
Payments associated with early termination of the tenancy, when requested by the tenant
Payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

Single Tenant £240 inclusive of VAT
Each Additional Tenants £120 inclusive of VAT
Company Let £240 inclusive of VAT
Each Guarantor £120 inclusive of VAT
Tenancy Renewal Fee £120 inclusive of VAT
*Although we charge tenants a renewal fee we do not charge fees for inventory reports or check out inspections.

All tenant fees are non-refundable once referencing begins.
